Real estate agent Foad Ahmadi of RE/MAX Crest West Side is leading the industry in terms of success in Greater Vancouver. With his strong market knowledge, he has quickly become one of the top realtors in Greater Vancouver. His clients depend on his experience and advice to help them achieve exceptional results.

Also known as Fred, this dedicated agent came to Canada in 1997, having already earned a Bachelor of Science in Iran. He studied Computer Information Systems at the Business Department of Langara College in Vancouver, earning a diploma during this two-year program that provided him with leading-edge expertise on the tools to give clients the best service in the fast-paced real estate market.

Fred’s father was a developer in Iran, so Fred was familiar with real estate and construction. He felt real estate would be a perfect fit for his skills and background.  Licensed in 2003, he joined RE/MAX Crest West Side.

Fred chose to work at this agency because of their professional management, training and the conveyances department that handles all document transactions, tracking every step of the process to ensure no detail is overlooked. They also interact with lawyers and other industry participants to forward appropriate documentation. Clients are provided with a password to log into their account, which provides access to all the paperwork.

A Member of Greater Vancouver Real Estate Board, Fred works with both buyers & sellers for residential properties and , as a member of the Commercial Board of Canada since 2005, he handles offices and retails sales and commercial listings. Fred is able to provide exceptional value to investors – not just finding a good location, but sharing valuable expertise on cash flow and calculating return on investment, comparing various options for the client. Working with developers of single-family homes and duplexes, Fred assists in the purchase of the land, suggesting how to build the structure and how much it might sell for. He has a number of knowledgeable industry contacts, such as consultants and engineers.

Active in Vancouver Westside, downtown and the Tri–City areas, Fred often works with clients from the Iranian communities, many of whom are first-time buyers who have been renting downtown and North shore. They purchase in the Tri-Cities because it is affordable for those entering the market. He also works in the Iranian community in Coquitlam. Fred understands economic trends and the market, and knows these communities well. About 80 percent of business now comes from referrals from friends and past clients, as well as international referrals from the United States and Iran.

With a comprehensive, nine-point marketing plan, Fred gets his listings sold. Before the sign goes up, he ensures the right price is recommended to the seller to ensure the home gets noticed. “I review market demand, nearby competition, recent sales and many other variables that can affect a home’s value,” says Fred. “I provide a written property evaluation to the client that reviews area home sales to develop the best pricing strategy that will get my client the most money in the shortest amount of time.”

The ‘For Sale’ sign provides high visibility at the property site, driving potential buyers to the Internet where they can obtain full details about the listing through Fred’s website (www.foadahmadi.com) that highlights the features of the home and community, with colour photographs. I have advanced search option in my website that has the option of showing more details info about all listings in the market along with map and satellite view, Favourite option and Auto emailing new listings to yourself for saving them in market watch.

Marketing brochures are also developed. Fred advertises on Iranian Magazines and Vancouver’s Iranian television and has also been interviewed for his real estate expertise, discussing market reports and answering technical questions. Use of print media includes industry magazines and local newspapers. He also sends out newsletters, and ‘Just Sold’ and ‘Just Listed’ cards promoting his activity in the neighbourhood.

Complementing these advertising initiatives is Fred’s aggressive prospecting that includes contacting other top producers and his database of contacts. “I know which agents have clients who many be interested in a home. I have also developed a network of top agents, and I email them to promote my listings.” Fred uses the most powerful real estate marketing tools available. The goal is to obtain the widest possible market exposure.

Throughout the process, Fred keeps his clients updated through regular contact regarding the results of showings and any changes in the market. When an offer is presented, Fred’s strong negotiating skills ensure his clients get the best possible price.  Fred brings a high level of energy and commitment to everything he undertakes.

Indeed, with his integrity, professionalism and exceptional service, Fred is building name recognition in the industry along with trust, because he treats every transaction with the same diligence he would if it were his own. “I put myself in my client’s shoes, and provide the level of service I would want if I were the customer. Being first to implement new technologies ensures my clients are getting the best service. Preparation of marketing materials is outsourced to allow more time directly with my clients.”

Another key skill is Fred’s ability to think long-term. “Although homes are meant to be enjoyed, they are also investments. When I assist clients with a purchase, if I spend more time to help them select a home with good features and strong resale value, that will definitely benefit my clients.”

With an ability to develop a clear understanding of each client’s real estate needs and tastes, Fred always listens attentively. Outgoing and friendly, his favourite part of real estate is the opportunity to meet new people and help them achieve their real estate goals. “Through my experience, I have developed a strong respect for all other beliefs, and that has strengthened my character. Everyone has differing points of view. Agents need to be flexible, open minded, understanding and able to see the good qualities in others.”

Clients often describe this energetic agent as very ‘professional’, and he finds that gratifying feedback. “When someone says that I am ‘professional’, that’s a real compliment,” he says. “To me, that recognizes that I know every part of my job and perform every task at a high standard. That’s exactly what I strive to do. As a consultant, I want to provide the information they need to make good decisions. I want clients to continue working with me because they accomplish their goals and enjoy the process.”

One of Fred’s most rewarding accomplishments was reaching the top 10 percent of realtors in 2006, after only two years in the industry. Fred earned the Medallion Club award for 2006 (recognizing the top 10 percent of realtors in Greater Vancouver) as well as the RE/MAX 100% Club.

It’s clear that Fred really loves both his job and the opportunity to work in the industry. His goal is to continue to provide a high quality of service. There’s no doubt that this will ensure he continues to receive referrals because he is helping clients be successful every step of the way.
